    How does the purchasing process work?

    Why choose DELUX.IMMO?

    - Due to the cooperation with offices in Belgium, you have one contact person in Belgium and in Spain.
    - The new construction projects offered have all the permits so you can buy with certainty. 
    - Exclusivity is almost non-existent on the Costa del Sol. The offer and the prices are identical for all estate agents. However, we make the difference through our offices in Belgium and also people on site in Spain. After-sales is high on our priority list. 
    - You can visit our offices and we also plan a meeting with the person who will guide you in Spain. You leave well prepared!
    - We visit the region so that you get a very clear idea of the distance to shops and beaches, places of interest and golf courses. When we have found the region of your dreams, we will find the property that makes your heart beat faster.
    - Do you wish to proceed with the purchase? A word of explanation: the process is supervised by a lawyer, unlike in Belgium where the notary takes care of the processing. At the notary's office, we will sign a power of attorney if required and the deed will be executed when the keys are handed over. Together, we visit the Dutch-speaking lawyer who will answer all your questions concerning the purchase. After approval, we can draw up the reservation document.

    Buying property in Spain - what costs should I take into account?

    The lawyer who does the purchase counselling will draw up a cost estimate so that you know an accurate total price.

    - PURCHASE OF EXISTING PROPERTY FROM OWNER

    - ITP or Transfer tax which is 8%, 9% or 10%. Until 31.12.2021 a reduced rate of 7% is applicable, regardless of the purchase price.

     

    - PURCHASE OF NEW BUILDING FROM PROMOTER

    - Costs on top of the mentioned prices are between 13% and 15% of which 10% VAT
    - Stamp duty between 1% and 1.5%.

    COSTS WITH PURCHASE NEW OR RESALE

    - Notary fees (usually between 3.000€ & 4.000€)
    - Land register registration
    - Apply for a NIE number. NIE is an identification number for foreigners. You need this number to be able to make the purchase but it is also necessary to have a connection to water and electricity.
    - Honorary lawyer 1%

    - Leaving for Spain prepared
    Unlike in Belgium, in Spain you do not pay by the instalment. The major part (70% of the purchase price) is payable at key handover. Depending on the project you choose, you can choose a ready-made property or have another two years to save up or sell a property in your own country. This gives you breathing space and offers opportunities.
    - When reserving a property (so that it cannot be sold to another interested party) you usually pay €6,000 + VAT. 
    - The lawyer can now check all the documents provided by the promoter. If approved, you pay 20% of the purchase value minus the 6.000€ + VAT already paid.
    - Depending on the construction period, another 10% or two times 5% will be charged.
    - Upon completion and key transfer at the notary, the remaining 70% is due. 
    *This payment schedule may vary slightly depending on the promoter.

    Finally, an important tip that we would like to give you: NEVER pay your agent or broker. ALL monies are to be paid into the third party account of the lawyer or - after approval of the lawyer - into the account of the propmotor.
